Energy Performance Certificate Regulations

Energy Performance Certificates were introduced four years ago.  In that time period, they have been altered accordingly.  New exceptions went into action on April 6, 2012.  One new change is that landlords, or their agent can be fined up to £200 if they do not have a valid EPC in place.

1. You Must Order Your EPC Before Marketing Your Property

You have seven days to secure your EPC prior to marketing your property.

If you are able to prove that you are taking legitimate steps to obtain your EPC, you may be given a 21-day extension.

2. EPC Documentation

For residential sales, the homeowner or agent is responsible for attaching the EPC or the asset rating for written particulars.

Written particulars is being expanded to make sure that particulars created for buildings that are being rented, and commercial properties, are covered under the new law.  These amendments will require the EPC to be included with the written particulars regarding the property that is being rented or sold.

Written particulars are supposed to cover each and every form of advertising.  Don’t get caught!  Make sure that all the details are included.
